Things to Know Before Buying in Williamsburg

  • Tourism economy: Colonial Williamsburg, Busch Gardens, and Water Country USA drive heavy tourist traffic on weekends and holidays. Plan accordingly if you commute on Route 199 or US-60.
  • Property taxes: James City County and Williamsburg city have favorable real estate tax rates compared to Norfolk and Portsmouth. Verify current rates at jamescitycountyva.gov or williamsburgva.gov.

  • HOAs: Most premier neighborhoods (Kingsmill, Ford's Colony, Stonehouse, Governor's Land) have substantial HOA fees. Factor into monthly budget.
  • BAH: Same Norfolk MHA (IZ325) — your BAH is identical to NSN, NAS Oceana, JBLE, etc. Williamsburg's lower median prices than Kingsmill/Governor's Land mean BAH stretches further if you don't need amenity-heavy communities.
