The Commute Reality
Williamsburg sits at the northwest edge of the Hampton Roads metro. Drive times via I-64 (off-peak):
| Installation | Drive time | Notes |
|---|---|---|
| NWS Yorktown | ~15-20 min | Closest install; no bridges |
| Fort Eustis (JBLE) | ~25 min | Direct I-64 east |
| Langley AFB (JBLE) | ~30 min | I-64 east through Hampton |
| NSN / Norfolk | ~45-60 min* | HRBT crossing — peak congestion adds 20-40 min |
| NAS Oceana | ~60-75 min* | HRBT + I-264; peak hours brutal |
*Cross-harbor commutes via HRBT (I-64) — check live conditions at 511virginia.org. Williamsburg is best suited for JBLE, NWS Yorktown, and Fort Eustis families. Don't choose it if you commute to Norfolk/VB daily.
Things to Know Before Buying in Williamsburg
- Tourism economy: Colonial Williamsburg, Busch Gardens, and Water Country USA drive heavy tourist traffic on weekends and holidays. Plan accordingly if you commute on Route 199 or US-60.
- Property taxes: James City County and Williamsburg city have favorable real estate tax rates compared to Norfolk and Portsmouth. Verify current rates at jamescitycountyva.gov or williamsburgva.gov.
- Flood zones: James River-adjacent and creek-front parcels have FEMA flood-zone exposure. Check FEMA MSC per address. See flood zones guide.
- HOAs: Most premier neighborhoods (Kingsmill, Ford's Colony, Stonehouse, Governor's Land) have substantial HOA fees. Factor into monthly budget.
- BAH: Same Norfolk MHA (IZ325) — your BAH is identical to NSN, NAS Oceana, JBLE, etc. Williamsburg's lower median prices than Kingsmill/Governor's Land mean BAH stretches further if you don't need amenity-heavy communities.
